GEZE TS4000E door closer fitted to a door

GEZE is a leading brand in window and door control and security technology. As a company, we have been trading with them for nearly 30 years, specifying and supplying their high performance, quality, reliable products to a wide variety of projects.

The focus here is on their market-leading range of door closers and their importance in and suitability for facility management and building industries.

GEZE Door Control Solutions

A German manufacturer of safety and security hardware, GEZE is committed to quality and innovation. They supply products internationally with the goal to “develop comfortable residential and working spaces”. This doesn’t mean their products are simple or mundane. They have developed door hardware that is straightforward to install, use, and maintain, with a forward-looking focus on sustainability, compliance, and technological advancement.

Controlled door closing devices play an increasingly critical role in building safety and accessibility. Fire doors are only effective when closed so installing a compliant door closer is a key component in passive fire protection measures. Making a door easy to open for accessible use is also a key consideration in selecting the right model for your building or project. GEZE products have you covered on both these fronts and more.

Types of GEZE door closers available:

Overhead - scissor arm or slide arm, mechanical and electromagnetic models

Floor springs - single and double action units, hold open and non-hold open

Concealed - reversible handing, EMF hold open models, single and double action

No matter the type of closer, models from GEZE have fixed or adjustable power size, can be used on fire rated or non-fire rated doors, and have functions such as backcheck and delayed action. So, a door closing solution for every eventuality. Now, let’s delve deeper into their collection.

Features and Benefits

Here are some of the key product features of the range:

Power size - this can be fixed or adjustable depending on the unit. Fire door closers must be fitted at a minimum power size of EN 3. The higher the power size the heavier and wider the door can be. Models such as the GEZE TS5000 have a range of EN 2-6 which can accommodate a door leaf of 120kg and 1400mm wide.

Adjustments - adjustable closing speed and latching action allow for on-door adjustments to fine tune a closer to each specific location, its users, and any changes of use over time. Units like the TS3000V have adjustments made by valve which are easily accessible during your regular maintenance routine.

Functions

Backcheck - dampens the opening action when a door is opened with excessive force

Delayed action - slows the speed of closing during the early parts of the closing cycle

Hold open - mechanical or electromagnetic function that holds the door at c.90° until released

Swing free - the door acts as if no closer is fitted until the fire alarm is triggered, then the door will automatically close

If you have a historic building, education or sports facility, a hotel, or retail space your facility can benefit from installing GEZE door closers. Select the right function for the door’s location and use, plus the power size to suit the door leaf.

Our FM customers say:

They really like the TS4000 range of door closers as the adjustments are on the front of the unit. This makes their regular maintenance so much easier.

The GEZE concealed door closer range is hidden from sight so is the perfect choice in areas where door hardware could be subject to abuse or misuse.

Architects tell us:

Concealed closers provide all of the necessary functions and compliance combined with a discreet appearance - the closer of choice for both form and function.

Specification customers say:

The GEZE Boxer is a versatile overhead concealed door closer as it is suitable for single and double action doors, is fire rated, and can have hold open function. It allows for consistency across a project or site as it can be used on a variety of doors.

Regular maintenance fulfills your responsibilities when it comes to fire door regulations. It also makes your premises accessible and useable for all if doors open and close easily, with every use.

Lifetime costs are kept to a minimum when units are subject to preventative maintenance rather than left until they’re beyond repair, and can only be replaced. This prolongs their usability and efficiency if they’re in peak working order.

Tips for maintaining door closers to ensure longevity and optimal performance, which will be brand and model specific but a good rule of thumb is:

Grease moving parts annually

Check all fixings are present and tighten any that are loose

Be aware of any undue wear, leaking fluid, or physical damage

Test electromagnetic closers release when the fire alarm is triggered

Ensure the door is closing correctly

Maintenance details are usually found within the installation instructions so look for these in the box with the door closer body or download or view online.

FAQs

Let’s finish with some advice to help you with some of the common issues you may encounter with closers in your facility:

General Door Closers

Installation - check the position of the body and the arm/guide rail.

Closing force - select a unit with a fixed or adjustable power size that can accommodate the door's width and weight and allow the door to be opened with ease.

Speed adjustments - door closing too quickly or slowly? Check that all available adjustments have been made to the overall closing speed and latching action.

Location - does a draught or airflow cause an air lock or changes in pressure that could influence the door closing?

Obstruction - are damaged seals or other objects causing an obstruction, preventing the door from closing fully? Remove anything that is causing the door to drag or blocking it from shutting properly.

Backcheck - if after c.80° opening angle the door becomes sluggish then the backcheck function is too strong and needs adjusting down.

Oil loss - no repairs can be made to eliminate leaking oil. It’s time for a new door closer.

Damage - if adjustments cannot be made it’s possible that the screws could be damaged or have been over-tightened. This also means a replacement unit is required.

Electromagnetic Door Closers

Voltage - if the voltage is too low the hold open function may not work correctly. The ideal voltage for the TS4000E/EFS is between 2.16-26.4V DC due to a 10% variance on the 24V DC power. Too high a voltage and the solenoid can suffer damage which will lead to the door creeping closed.

Current draw - ensure a sufficient power supply unit is installed to cover the current draw of every connected unit.

Damage - make sure the wires are all in good condition with no breaks and that the plug is in working order.

It is also recommended to check other items of door hardware. Is it the hinges or lockcase that prevent the door closer from doing its job? Seals could be binding, or there could be an issue with the door or frame. Have a good look around for loose fixings across all of the ironmongery, and any visible damage.
